INLAND'S CURRENT EB-5 OPPORTUNITIES ARE PART OF THE UNION VILLAGE PROJECT IN HENDERSON NEVADA









Union Village – 2: The Wahoo's/Promenade Project is inland's Latest EB5 Investment opportunity.

 

Inland's successful experience with the Union Village developers on UV-1 (See Below) led us to undertake a second EB-5 Project at UV, called the Wahoo's/Promenade Project. It consists of two interrelated projects:

  • A Wahoo's Fish Taco Restaurant – one of the most popular fast-food restaurants in the Southwest, Wahoo's is ideally designed for a close knit, planned community like UV; the fact that it allows gambling and the sale of alcohol only adds to its attractiveness.

  • The Promenade Building – a four story mixed-use structure located on the main walking path at UV; the ground floor will be upscale retail shops and the top three floors will be luxury condo, 12 on each floor.; a second Promenade building is scheduled for construction next year.

 

Inland has formed a limited partnership which has already loaned UV $6.5 million; currently, nine EB-5 investor slots remain (@$900,000); construction on these projects is underway.



 

Inland's First Project at Union Village: The Union Village 1 Infrastructure Project.

In 2016, Inland teamed with an experienced group of real estate and health care professionals (Union Village, LLC) who were developing the first "planned health community" in the U.S., called Union Village (UV).
 
The layout above shows the current configuration of UV, which is anchored by the Henderson Hospital, which came on line in 2018 and is still being expanded. The first project to be undertaken was to build out the infrastructure (roads, utilities,  water and sewer lines) to accommodate the entire site. Inland formed a limited partnership and loaned UV $24.5 million (49 EB-5 investors) to fund a portion of the total infrastructure cost. Inland closed out this EB-5 effort in 2020 and all 49 investors have had their I-526's approved and many are now beginning to file I-829s.

Inland's Previous EB5 Project: The Truax Building.

In 2014, Inland teamed with prominent local developer, Bernie Truax to create the finest mixed use office building in the Temecula valley; The Truax Building. Inland formed a limited partnership and loaned Truax 20 million dollars (40 EB5 Investors) as part of the construction cost of the building. This project is now closed out, the majority of the EB5 participants now have green cards and the building is a successful part of the community.
